East side foothills (Calaveras Ridge, Country Club Dr area). Quiet, level lots, 9-rated schools, no Mello-Roos. Currently the best value-per-square-foot in the city.

Where I'd skip

Anything west of 880 — the noise is real. Townhomes at McCarthy Ranch are convenient but appreciation lags single-family by 30% over 10 years.

The hidden play

Older 1970s ranches near Sinnott Elementary. Underpriced because they look dated, but the lots are 7,500+ sqft and the bones are solid. ADU potential.
